Why is this happening. I’ve had this tree for two years now and this is the first time that I have come a crossed this.

My bet is fungal infection, but wait someone who’s more experienced. Around what percent of the foliage are affected?

I’m guessing probably around 1/4 of the leaves maybe a little less. It seems to be getting increasingly worse though. I’ve beem spraying the tree with neem oil I mixed up to see if that helps.

At my knowledge, the neem is insecticide. If it’s fungal infection, you’ll need fungicide. I would look up the product according to your tree, cause I know, some species can give bad reactions for (example) systemic solutions. Most of the times, need to cut off the affected leaves.

the tips can be due to fertilizer and salt buildup: The cells at the tips die, and fungus kreeps in, spreading the dying.
The mid-leave damage looks like sunburn to me. Did you move / trim / wire it in the weeks before the damage occured?

It has bee extremely sunny. Sometimes I move it to get a little more morning sun and then put it back in it normal spot. That is definitely a possibility.
You mentioned salt build up. Is that from using tap water to water my plants?
